How much does a house rewire cost in Essex?

The short answer

As a rough 2026 guide across Essex and East London, a full house rewire typically costs:

  • Flat / 1-bed — around £2,500–£4,500
  • 2-bed house — around £3,500–£6,000
  • 3-bed house — around £5,000–£8,000
  • 4-bed house — around £6,500–£10,000
  • 5+ bed house — around £8,500–£13,000

  • Property age and construction — older homes with solid walls, lath-and-plaster or limited loft and floor access take longer to run cables through cleanly.
  • The consumer unit — most rewires include a new, modern fuse board, which is part of bringing the installation up to standard.
  • Extras — additional sockets, outdoor points, an EV charger or moving the incoming supply all add to the job.

Full rewire or partial?

You usually need a full rewire if the wiring is original rubber- or fabric-insulated cable, there's an old fuse box with rewireable fuses, or an EICR has flagged the installation as unsatisfactory. A partial rewire can be enough when most of the installation is sound but specific areas (often the kitchen and bathroom) need updating.
